Home over 50 years old add $50
Homes over 100 years old add $100
Travel outside of Wenatchee is billed at $50/hour.
Includes all services associated with an inspection of the main dwelling unit of the home plus attached garage. Detached garages may be subject to additional fees based on individual circumstances.
This includes structures separate from the main structure such as ADU’s, workshops, sheds, mother in law apartments, etc.
What to expect
What we do
Report on property, foundation, grade affecting the foundation, general structure, electrical systems, plumbing systems, heating/cooling system, roof/gutters, exterior/siding, windows, flooring/subflooring, attic and crawlspace if applicable, basement, garage/carport.
Report any safety issues, potential upcoming costs, report any issues that directly affect the general livability of the home.
What we don’t do
We don’t make any repairs. We don’t report on any cosmetic issues, report on any non installed appliances, heating/cooling. (Ex: stand alone microwaves, freestanding heaters, window AC units, etc.).
A home inspection is a limited visual inspection. We cannot report on items we cannot easily and safely access or see. (Ex: flooded crawlspaces, any area blocked by excessive debris or items that need to be moved, or any other area we deem to be unsafe for the inspector to access.

I grew up here in Washington and and I’m passionate about the mountains and outdoors, specifically all things cycling, skiing, backpacking, and paddling. There is no better pace I can think of for these things than where we live. I also love serving the community, having volunteer coached for a youth mountain bike team for many years.
